HomeStar Property Solutions Sued By Fellow NAMFS Regime Member

Homestar Property Solutions LLC, the National Association of Mortgage Field Services (NAMFS) Regime Offender Member whom owes well over SIX MILLION DOLLARS to Contractors, had a fellow NAMFS Regime Offender Member sue them. Northsight Management LLC, filed in the US District Court, Southern District of Ohio, Eastern Division a lawsuit alleging THREE HUNDRED AND SEVEN THOUSAND DOLLARS are owed on 40 Work Orders. They are suing based upon: Breech of Contract; Fraud in the Inducement; and Unjust Enrichment. The lawsuit, codified as 2:14CV1243, lays out in precise detail how HomeStar was paid on many occasions by Safeguard Properties (SGP) and yet refused to pay Northsight.

In Federal Court Documents obtained only by Foreclosurepedia, this lawsuit is a textbook case of how to sue an Order Mill and additionally precisely how Adriana Farelo-Fernandez’s fellow NAMFS Regime Offender Members pull off their fraud. The case, in its entirety, is available below.

HomeStar has been involved in the fraud business for quite sometime. Their Cooking of the Books, is almost identical to that of Heather Berghorst, the now disgraced and former NAMFS Regime Secretary. Berghorst, whom is being sued for embezzlement, fraud and larceny by Contractors; willful and malicious injury by Fifth Third Bank, and most recently had Macatawa Bank enter the fray, has long been supported by the high flying Farelo-Fernandez whom hails from the Miami “Cocaine Cowboys” Area and is currently the Vice President of the NAMFS Regime. Berghorst, like Don McPherson, had previous bankruptcies on her record and yet was a recipient of Altisource Work. Even after lengthy and well documented documentation of fraud, Altisource refused to stop her work early on and in fact allowed Berghorst to spin up yet another Order Mill and began trafficking new work to her wherein she defrauded yet more Contractors. Foreclosurepedia has a HUGE PODCAST out this weekend on Altisource in light of Benjamin Lawsky’s departure as New York Banking Czar. Altisource’s refusal to work with legitimate Contractors will be well documented including all of the emails which spun a web of lies in an attempt to shift attention away from their illegal operations.

In essence, HomeStar contracted with Northsight to perform services for them and then refused to pay them, plain and simple. It would appear that Michael Breeze, HomeStar President and his Chief Financial Officer, Steve Hozie, created an environment wherein they hired Contractors and Order Mills across the United States under fraudulent pretenses. In this I mean that Hozie is in charge of HomeStar’s finances and knew precisely whom was owed what and when the accounts paid. In the case of Northsight, Hozie caused or allowed to be dispatched lies in that HomeStar had not been paid while having full knowledge that HomeStar had, in fact, been paid in many of these cases. It is far worse as HomeStar is involved in litigation as long as I-95 with respect to the fact that they have created a Ponzi Scheme based upon obtaining labor as an investment and then refusing to pay that labor for services rendered.

No way in hell will I ever be compelled to believe that the CFO and the President of HomeStar did not know what they were doing or allowed to be done. Courts may allow fucks like Breeze and Hozie to hide behind Settlements and not admit fault, but the reality is that they are worse than the sexual deviants like Don McPherson’s son whom strangulated a 15 year old girl after luring her out of her bedroom window. At least Don Jr is able to say he cared about his victim in a bizarre fashion. Breeze and his fellow maggot fraudsters look at Contractors as a pipeline of money to finance their high maintenance lifestyles.

I want to be very clear that I believe Breeze and Hozie are worthless sacks of fucking shit. These punk bitches belong under the jail and not in jail. When you read through this case, you will truly understand precisely what the National Association of Mortgage Field Services (NAMFS) Regime is based upon. These fraudsters are, one day, going to encounter the 99% whom they believe they can simply screw as they mistakenly believe that they are the 1%.

In many of the cases documented by Northsight, HomeStar was paid nearly a year ago for services which Northsight Contractors performed. Paragraph 176 in the aforementioned Complaint documents that,

On or about March 24, 2014 HomeStar was paid by Safeguard $1600.72 by check number 5990502 for Northsight’s work on the 5096 S. State Route property.

While I am loathe to assist Northsight in creating a firestorm which helps them, I am ordering that Property Baggage begin to enter data of all properties documented in this Litigation and all other HomeStar cases into the Master Potential Contractor Lien Database. We are staying on top of this case and Contractors whom are owed money by HomeStar or any other Order Mill are encouraged to Contact Foreclosurepedia for Consultation upon filing litigation and Complaints with the Consumer Financial Protection Bureau.

Before You Go ...

Foreclosurepedia exists because readers, workers, and advocates understand that protecting Labor in the mortgage field services industry requires independence, persistence, and resources. We do not answer to servicers, hedge funds, or corporate trade groups; our accountability is to the Field Service Technicians, Inspectors and administrative personnel whose livelihoods are too often treated as expendable. Donations are what allow us to investigate quietly buried contract changes, expose abusive labor practices, and publish work that would otherwise never see the light of day. Every contribution helps keep our reporting free from industry pressure and focused squarely on defending labor standards, fair pay, and basic dignity in the foreclosure ecosystem. If you believe this work matters, your support is not symbolic—it is the reason Foreclosurepedia can continue to stand between Labor and a system that routinely exploits it.
