“That’s What They Told Me”: An NMFS Inspector’s Account of Six Unpaid Months Under Michael Evangelo

And Yet Another No Pay In The Inspection Arena

Lisa Thomas says she is owed six months of pay. She says she asked National Mortgage Field Services why, and the answer she got back was that NMFS’s clients were not paying NMFS. Foreclosurepedia cannot put those words in Michael Evangelo’s mouth directly. We can put Thomas’s account of them on the record, and we can ask why an inspector should have to absorb the answer either way.

Evangelo has run inspectors since 1983. He claims over 700,000 personal inspections before he ever built National Mortgage Field Services into the 42-state, 69,000-zip-code operation it is today, dispatching 800-plus independent contractors to do the driveway work no one else wants. He was elected to the board of the National Association of Mortgage Field Services (NAMFS). He sat on the Review Committee of Aspen Grove Solutions, the vendor NAMFS designated to vet the fitness of every contractor entering this industry. He did not learn this business yesterday. And after a failed sale of NMFS Evangelo had to step back in and take over apparently without remembering what used to make NMFS a great inspection firm to work for.

What One Inspector Says She Was Told

Foreclosurepedia has reviewed a post from inside the Occupancy Field Inspectors Network, a private group of more than 4,100 field inspectors. Inspector Lisa Thomas asked whether anyone else working NMFS assignments under Evangelo was experiencing what she was. Six months of pay owed. Patience gone. And, in her account, an explanation from the company: NMFS was not paying her because NMFS’s clients were not paying NMFS.

That is Thomas’s characterization of what she was told, not a statement Foreclosurepedia obtained directly from Evangelo or NMFS. We are reporting it as her account because it is a serious one, made by name, in a group of thousands of her peers, and because it fits a pattern this publication has tracked before: point up the chain, blame the client, let the contractor at the bottom carry the loss.

Thomas is not a single-client complainer padding a grievance. She told the group she works several regional firms concurrently and that NMFS is the only one that has failed to pay her. Every other regional she services pays on time, in her telling. One does not.

Forty Years of Standing, and a Question That Deserves an Answer

Evangelo built genuine credibility over four decades in this trade, and he used part of it to sit on the body that vets other contractors’ fitness to work this industry. That history is exactly why a documented complaint like Thomas’s carries weight, and exactly why it deserves a direct response instead of silence.

Foreclosurepedia’s Firm Registry (FCPD-RPT-26Q2) already carries NMFS under a NON-PAY flag. Thomas’s account is not the origin of that flag, but it is a specific, named, current data point consistent with it. You can read up on all the inspections Michael Evangelo refused to pay on here.

After nearly a month, Foreclosurepedia has not yet received a response from Evangelo or NMFS to Thomas’s account. If one comes, or if the company clears what it owes her, we will report that too. Until then, an inspector’s word is on the record, and Michael Evangelo owes his inspectors an answer.

Before You Go ...

Foreclosurepedia exists because readers, workers, and advocates understand that protecting Labor in the mortgage field services industry requires independence, persistence, and resources. We do not answer to servicers, hedge funds, or corporate trade groups; our accountability is to the Field Service Technicians, Inspectors and administrative personnel whose livelihoods are too often treated as expendable. Donations are what allow us to investigate quietly buried contract changes, expose abusive labor practices, and publish work that would otherwise never see the light of day. Every contribution helps keep our reporting free from industry pressure and focused squarely on defending labor standards, fair pay, and basic dignity in the foreclosure ecosystem. If you believe this work matters, your support is not symbolic—it is the reason Foreclosurepedia can continue to stand between Labor and a system that routinely exploits it.
