Foreclosurepedia was fortunate enough to catch up with Olivia Huppman, zlien‘s Marketing Associate, to better explain the zlien Waiver Exchange.

Lien waivers are an important part of the payment process for everyone in the construction industry. And exchanging lien waivers has never been easier.

zlien has just released the Waiver Exchange, a free tool that allows anyone to create, sign, and exchange lien waivers electronically.

Creating and sending a waiver is easy, secure, and fast – the Waiver Exchange helps determine which type of lien waiver is right for you and your project, creates a waiver that complies with your state’s lien statute, and allows you to sign and send the waiver electronically or download it to print.

Who Is the Waiver Exchange For?

The Waiver Exchange is designed for people on all sides of the construction payment process. Contractors, material suppliers, equipment lessors, and anyone else who is awaiting payment on a project can create, sign, and send a waiver to the party that hired them to speed along the payment process and to ensure that they are signing a fair, risk-free lien waiver. General contractors, property owners, lenders and other parties that want to protect themselves from making payment and also being liened can create a waiver and send it to the hired party with a request for signature.

How Does the Waiver Exchange Work?

Creating and exchanging a waiver is easy and only takes a few minutes.

It’s free and you don’t even have to make an account!

  • Step 1: Enter the project information and select the waiver type (the system will help you determine which waiver type to use).
  • Step 2: Enter your company’s information.
  • Step 3: Provide information about the waiver (such as how much money is at stake and who is waiving their lien rights). Click “Get Form” and your waiver is generated!
  • Step 4: Click either “Request Signature” or “Sign Waiver” depending on whether you are making or receiving payment. Enter the email of the person you would like to send the waiver to. For example, if you are requesting a signature, enter the email of the person you want to sign. (You have the option to download the document if you would rather exchange a hard copy ‘s than send an electronic version via email.)

Once you have completed these steps, you can access your waiver at any time on the waiver tracker page. The waiver tracker page displays the status of your waiver, for example, if it has been received. You will also receive email alerts when the waiver is received, signed, or when it’s status changes.
