As Guardian Says Goodbye to the HUD M&M FSM We List the Contract Winners

HUD Awards Contracts to Firms With Liens and Hacked Infrastructure

The Awards are in for Housing and Urban Development‘s (HUD) Management and Marketing (M&M) Field Service Manager (FSM) 3.12 contract. And for those whom have believed that Guardian Asset Management has massively profited, the reality is that hundreds of thousands of dollars were expended on HUD welfare to save HUD Secretary Marcia Fudge’s image. And the latest round of companies whom have received Awards under the failing Lowest Price Technically Acceptable (LPTA) regimen have zero experience on HUD M&M FSM contracts. This is what is even more troubling. Building on that, is the simple and salient fact that 24 Asset Management, controller of Assero, has had multiple liens filed upon them on LoanCare assets after Assero’s loss of the Fannie Mae contract. Adding fuel to the fire were the Awards issued to JGM Property Group. In one of the most recent, critical cyber exposures impacting HUD M&M FSM Awardee, JGM Property Group’s Joyce Milaszewski allowed laid off employee’s emails to be exposed and unmaintained. This resulted in her firm’s hijacked email address to send viruses to many other Industry firm’s including the International Association of Field Service Technicians (IAFST).

Business as usual. And at the center of everything is Craig Karnes, HUD’s Acting Deputy Chief Procurement Officer. And if there is a dollar to be made within the HUD procurement sector, you can guarantee that his fingers are in the proverbial pie.

Before rushing into agreeing to perform work for these clowns, make no mistake that these contracts will pay the lowest prices in the history of the HUD M&M FSM. And to be clear, Foreclosurepedia will not help with a single aspect of Labor’s issues they may encounter. It simply is not worth it, anymore. If you would like to send us the pricing offered by any of these companies, we will publish it in order to warn others about precisely how corrupt the HUD contracts have become. And if you are the first one to send over a copy for a company we do not have, we will give you a free year’s subscription to the Foreclosurepedia Industry Insider here!

Before You Go ...

Foreclosurepedia exists because readers, workers, and advocates understand that protecting Labor in the mortgage field services industry requires independence, persistence, and resources. We do not answer to servicers, hedge funds, or corporate trade groups; our accountability is to the Field Service Technicians, Inspectors and administrative personnel whose livelihoods are too often treated as expendable. Donations are what allow us to investigate quietly buried contract changes, expose abusive labor practices, and publish work that would otherwise never see the light of day. Every contribution helps keep our reporting free from industry pressure and focused squarely on defending labor standards, fair pay, and basic dignity in the foreclosure ecosystem. If you believe this work matters, your support is not symbolic—it is the reason Foreclosurepedia can continue to stand between Labor and a system that routinely exploits it.
