The Lump of Coal From Eric Miller to Labor This Holiday Season

National Association of Mortgage Field Services (NAMFS) Executive Director Eric Miller has made it clear that Minority and Women Owned Businesses are the targets of the NAMFS refusal to increase pay. The absolute hatred of Minority and Women Owned Businesses, by NAMFS Board members is front and center as we close out the year. While the NAMFS Board of Directors spent hundreds of thousands of dollars to bribe US government officials — err, lobby those officials — the refusal of these very same NAMFS Officers and Directors have ensured that not a single penny will ever reach Labor. In the hundreds of millions of dollars in price hikes from Fannie Mae and Freddie Mac whom control over 70% of all mortgages as well as HUD whom controls 14% of all other mortgages, only NAMFS Prime Vendors and Order Mills have have profited. And if you want to identify the people responsible for this targeted discrimination and the companies responsible for it, NAMFS keeps the list for all to see here and listed below,

Denia Ray, NAMFS Vice President and Vice President of ZVN Properties; Nicole McPherson NAMFS Secretary and Owner of FI & CS — and please the 90’s are calling for you to return that horrible website! — Nickie Bigenho, NAMFS Treasurer and Vice President of BOK Financial; Kellie Chambers; NAMFS At Large Representative and Executive Vice President of MSI, Joyce Milaszewski, NAMFS At Large Representative and CEO of JGM Property Group; Bill Garrecht, At Large NAMFS Representative and President of Innovative Field Services; Brent Goheen, NAMFS National Representative and Vice President of National Field Representatives; Coleman Meehan, NAMFS Regional Representative and Owner of East Coast Property Services — Google identifies his website as Not Secure so use caution; Chad Rulo, NAMFS Super Regional Representative and COO of First Rate Field Services; and Theddy Jimenez, NAMFS Local Representative and Office Manager at Luis Ferrer, Inc.

These are the poster children for everything that is wrong in the Mortgage Field Services Industry. As usual, the NAMFS Board of Directors is still ALL WHITE which tends to explain why they refuse to allow any price hikes to Minority Females and Labor.

DSNews just released some statistics that are starting to paint an even more grim picture which will contribute even more to a lack of Labor within the Industry,

ATTOM Data, a real estate data and research company, has released its latest U.S. Foreclosure Market Report covering the month of November 2023 which revealed there were a total of 32,120 properties with some sort of foreclosure filing against them, up 5 % year-over-year, but down 7% on the short term from the prior month. — Highlight and bold added by the Editor.

The reality is that Labor has had it with $5 inspections and $35 grass cuts that NAMFS members are paid $45 per inspection and $525 per initial grass cut, the reality is the ongoing HUD boycott is prepared to start spreading into the Fannie Mae and Freddie Mac space. And when that happens, who pays what will no longer matter. When Labor migrates into the real world, they will not return just like the nearly 80% that has left already. If you are tired of the gutter level pay by these people who hate Minorities and Females, feel free to reach out and let’s see about moving you into real world work and pay!

Before You Go ...

Foreclosurepedia exists because readers, workers, and advocates understand that protecting Labor in the mortgage field services industry requires independence, persistence, and resources. We do not answer to servicers, hedge funds, or corporate trade groups; our accountability is to the Field Service Technicians, Inspectors and administrative personnel whose livelihoods are too often treated as expendable. Donations are what allow us to investigate quietly buried contract changes, expose abusive labor practices, and publish work that would otherwise never see the light of day. Every contribution helps keep our reporting free from industry pressure and focused squarely on defending labor standards, fair pay, and basic dignity in the foreclosure ecosystem. If you believe this work matters, your support is not symbolic—it is the reason Foreclosurepedia can continue to stand between Labor and a system that routinely exploits it.
