Net Paid To Inspectors Hovers Around $1.52 After Expenses Due To NAMFS Greed!

The Foreclosurepedia Labor Index flashed CRITICAL for the eighth consecutive week on Friday, with new data showing that an inspector performing an initial occupancy check for a federally‑backed mortgage now walks away with as little as $1.52 after paying for the truck, the diesel, the insurance, and the wear on the tires. That is not hyperbole. That is the arithmetic of a system that has not raised field service pay in seven years while fuel costs have risen 85 percent and cumulative inflation has erased 24 cents on every dollar.

The FLI — a proprietary composite index delivered weekly to HUD, the GSEs, and major servicers — reported a headline mileage burden ratio of 0.69 this week. That means fuel and vehicle costs now consume 69 percent of gross pay per assignment. The industry’s own attrition threshold, established by IAFST field data, is 0.45. Contractors begin walking away at 0.45. At 0.69, the question is not whether they are leaving, but who is left to answer the next work order.

Against an inspector rate of $8.00 to $9.00 per assignment, the net remaining before fuel and after vehicle costs alone is $1.52 to $2.52. AAA reported this week that the national average for regular unleaded gasoline rose 25 cents for the second consecutive week, reaching $4.55 as of May 8, 2026. Diesel now stands at $5.66, just $0.15 below its all-time record of $5.82 set June 19, 2022. For the inspector class working under order mill direction, the mileage burden ratio — fuel cost divided by gross pay per assignment — has reached 0.69, more than 50 percent above the 0.45 attrition threshold established by IAFST field data.

AAA confirmed Friday that regular unleaded rose 25 cents for the second straight week, hitting a national average of $4.55. 5.66 — just 15 cents below its all‑time record from June 2022. The South census region, where most field service contractors operate, has not been spared; regular there is averaging roughly $4.08, up sharply from prior‑month levels and still well above any sustainable margin when pay rates are frozen at 2019 levels. The Surcharge That Never Came

The FLI’s Surcharge Penetration Rate this week is zero. Not low. Not insufficient. Zero. No servicer. No order mill. No carrier has issued any fuel surcharge, material cost adjustment, or vehicle cost supplement to inspectors or Field Service Technicians in the IAFST network. Diesel has climbed $2.13 per gallon over the past twelve months. The response from the vendor management chain has been a collective shrug measured in spreadsheets that do not carry a column for contractor survival.

HUD Gets the Report Every Friday

The FLI is not a public document. It is a proprietary index delivered to a subscriber list that includes the U.S. Department of Housing and Urban Development, the government‑sponsored enterprises, and servicers representing the majority of FHA servicing volume. HUD receives a copy every Friday. Whether anyone in the Office of Housing or the Office of Single Family Housing reads past the cover page is a matter the data itself answers. Because if they were reading — really reading — the surcharge penetration rate would not be zero for the fifty‑second consecutive week.

When insurance, maintenance, and registration and fees are added to the fuel component using AAA Your Driving Costs 2025 figures for light pickups, the total all-in vehicle cost reaches 0.7719 dollars per mile — $6.48 for a standard 8.4-mile inter-job gap. Surcharge penetration remains ZERO. No carrier has issued any fuel, material, or vehicle cost adjustment to the field. FST material cost pressure continues, with architectural asphalt shingles at approximately $135.00 per square and dimensional lumber at $3.75 per 2×4×8 stud.

The timing is not coincidental. The MBA National Delinquency Survey for Q4 2025 showed an overall mortgage delinquency rate of 4.3 percent and an FHA delinquency rate of 11.5 percent — the highest FHA rate since Q2 2021. The Q1 2026 numbers are due in mid‑May. If the trend holds, the volume of FHA default work will increase. But volume means nothing if the contractors who perform that work have already turned in their credentials and parked their trucks for good.

The Forward Look Is Not Encouraging

Crude oil remains above $100 per barrel, with no confirmed reopening of the Strait of Hormuz. Two consecutive weeks of 25‑cent fuel increases match the pace of the 2022 spike. The mileage burden ratio of 0.69 is already 53 percent above the attrition threshold. Vehicle insurance and registration costs cycle upward annually and are not absorbed by weekly fuel volatility — they compound it.
