It takes a lot for me to be surprised when it comes to the National Association of Mortgage Field Services (NAMFS) and now one of the most liberal NAMFS Board of Directors I have ever seen. Cartel like activity? Check. Fraud? Definitely check. The potential to use illegal aliens to undercut American Labor? Check. The apparent subscription to the principles of DEI? Check. LGBTQ gender affirmation? Whoa, stop the presses. What as in WTF? You simply cannot make this shit up. So, Eric Miller, NAMFS Executive Director and the NAMFS Board of Directors decided to team up with Refresh North Texas, a nonprofit that created hygiene bags for disadvantaged kids. Sounds pretty innocuous, right? This is the quote from the NAMFS Newsletter today, touting the event,
The event will kick off with our NAMFS Gives Back event on Monday morning, May 6th. Participants in this event will create hygiene bags for children ages pre-school through high school with Refresh North TX which benefits over 1500 families quarterly.
The problem is that when you go and investigate the website itself, here is what is printed, midway down,

Gender Preference. See, it is all about the language and that language is quite specific. There is a purposeful second word, preference, added after gender. Should a six year old boy be deciding whether or not he is really a girl and then should the state be responsible for his decision for a new gender assignment — in LGTBQ language, sex change? That, I cannot answer because each state, including Texas, where NAMFS is holding their 2024 Annual #FraudFest and more importantly, where they will be physically performing these supportive contributions, is taking place, is the ultimate determiner. It is this part that many Christian NAMFS members and the NAMFS Board of Directors will have to have a Come to Jesus moment. What I mean is will the trifecta of Christianity, Islam, and Judaism idly stand by while the NAMFS Executive Director, Eric Miller, and his Board not only use NAMFS funds but actual NAMFS manpower to benefit a nonprofit whom preaches the heretic’s gospel of gender preference? Here are the names of the NAMFS Board of Directors and the companies responsible should you like to express your outrage,
Denia Ray, NAMFS Vice President and Vice President of ZVN Properties; Nicole McPherson NAMFS Secretary and Owner of FI & CS — and please the 90’s are calling for you to return that horrible website! — Nickie Bigenho, NAMFS Treasurer and Vice President of BOK Financial; Kellie Chambers; NAMFS At Large Representative and Executive Vice President of MSI, Joyce Milaszewski, NAMFS At Large Representative and CEO of JGM Property Group; Bill Garrecht, At Large NAMFS Representative and President of Innovative Field Services; Brent Goheen, NAMFS National Representative and Vice President of National Field Representatives; Coleman Meehan, NAMFS Regional Representative and Owner of East Coast Property Services — Google identifies his website as Not Secure so use caution; Chad Rulo, NAMFS Super Regional Representative and COO of First Rate Field Services; and Theddy Jimenez, NAMFS Local Representative and Office Manager at Luis Ferrer, Inc.
The atmospherics around the completely out of touch NAMFS Board of Directors and the Industry itself have never been more clear when it comes to their agenda of the support of homosexuality. Many will lament that no matter the sexual orientation of any child they should have access to proper hygiene. As an individual, I am right there with you. And as individuals, what we do and how we do it is engrained in the very fabric of our Nation. When a nonprofit trade association such as NAMFS willingly becomes embroiled in the politics of homosexuality, though, it is noteworthy. I say willingly because NAMFS had to perform some kind of due diligence on the statements emanating from Refresh North Texas. And in full disclosure, most of the NAMFS Board and their companies subscribe to the Foreclosurepedia Nation Newsletter and there has been zero pushback on this other than from one Board Member whom stated they were attempting to resign from the Board; however, had been unable to reach Miller in weeks.
With nothing other than reposts emanating from NAMFS Executive Director Miller’s social media since November of 2023, the reality is that his Regime’s decade long control is waning. And when it comes to membership which used to bring in nearly half a million dollars a year in the past, the current roll count places NAMFS membership under one hundred. The Miller Regime’s collection plate being passed amongst the Ultra Miller folks no longer supports his $100K+ annual salary and even the NADP is growing weary of toting the dead weight.
What I do know, for sure, is that perhaps NAMFS and their LGBTQ friendly Board of Directors ought to be more focused on the $7 per inspection they are rubber stamping while their NAMFS Prime Vendors are receiving $30 for exterior and $45 for interior inspections performed upon each and every Fannie Mae, Freddie Mac, and HUD inspection ordered. This, taken in light of the horrific inflation report issued last week, simply shows that NAMFS Executive Director Eric Miller and the NAMFS Board of Directors are more interested in gender preference than paying Labor a fair wage. Or how about the $35 grass cuts when Freddie Mac is paying $525 for 10K square feet lots? Or — and hear me out now — how about the $15 for interior and exterior inspections PLUS a full maid service offered by 24 Asset Management and JGM Property Group?
The odd man out has been the International Association of Field Service Technicians (IAFST). Their approach to nipping at the heels in order to convert pilot projects over into higher pay has, thus far, been successful. With their recent successful IRS nonprofit trade association status, the question that presents is whether or not their Board of Directors will be capable of converting pilot programs into Association wide programs. On their inspections side, it is estimated that they have increased pay between $325,000 – $550,000 annually for their relatively small pilot project with a Prime Vendor. The reality, though, is there is relatively little money in inspections. With lawn maintenance season kicking into gear in several weeks and thus the physical work of the Industry coming behind that, will the IAFST be able to convert price hikes on the real side of the Industry is anyone’s guess.
This is the question everyone needs to ask themselves as the $7 inspections roll on,
