HomeStar: Business As Usual For This NAMFS Regime Member

The National Association of Mortgage Field Services (NAMFS) Regime couldn’t resist getting another of its Members front and center in refusing to pay Contractors. Truth be known, it is looking like the Midwest REO Association is going to be a refinement of the NAMFS Regime except we are dealing with Companies whom will be meeting, under the cover of darkness, to discuss matters such as pricing. As if paying Contractors wasn’t bad enough, when you get folks like Bryan Lysikowski, CEO of ZVN Properties and recent Knoxville transplant Lynn Effinger, Midwest REO’s pitchman and ZVN’s  teaming up to unify National, Regional and Otherwise Unspecified Order Mills I worry that even the money that Contractors cannot collect now, will be reduced through a potential for price fixing. Foreclosurepedia made it a point to stress our concerns upon their Page One Google Business Listing in the Comments Section as the below letter was simply a lie. More on point, Effinger’s lie stands as a testament to the fact that Midwest REO Association would appear to be nothing more than a smaller NAMFS Regime in the making.

Good afternoon, Mr. Williams…

I am at a conference in Dallas until tomorrow night. I apologize for not responding to you earlier, but you know how conferences can be consuming of one’s time.

Since we both reside in the Knoxville area, I would like to propose getting together for coffee or lunch on Wednesday of this week. I would be delighted to talk with you.

Please let me know if this would work  for you and at what time and location you prefer.

Thank you also for recognizing that I possess an independent mind and do not hold back my opinions in print.

I look forward to hearing from you about your availability on Wednesday.

Sincerely,

LynnEffinger

The meeting never happened. In essence, Effinger vanished out of thin air in much the same way that the Mortgage Field Services Industry Order Mills do daily. Nothing new, really. More on point, though, there appears to be absolutely no documentation on how the Midwest REO Association plans to prevent its potential membership from duplicating the pervasive fraud which has been ongoing over at the NAMFS Regime. It is systemic within the NAMFS Regime; from the top to the bottom. The former, disgraced NAMFS Regime Secretary Heather Berghorst not only defrauded Contractors under two companies and then filed HER SECOND BANKRUPTCY — the bankruptcy is now being challenged under, count them TWO different lawsuits charging fraud in federal court.

Not surprising, really. When you look at the fact that Joe Hummel, Keystone Property Services (they still haven’t figured out how to forward their website address) was illegally appointed to the NAMFS Regime Board of Directors — this appointment violated the NAMFS Regime By Laws with respect to time a Board Member must have both in the NAMFS Regime and upon a NAMFS Regime Committee.

Member after Member of the NAMFS Regime have defrauded Contractors to the tune of MILLIONS OF DOLLARS. This is all documented and Eric Miller, the NAMFS Regime Executive Director refuses to take action. In fact, Miller and Altisource whom is one of the larger suppliers of Work Orders to its fellow NAMFS Regime Offenders whom commit these atrocities against the innocent men and women in the Industry, have done a pretty good job of sweeping everything under the carpet.

Hi Ben,

Still awaiting answers of all of our properties.  We did receive the one check that was the original draw for the tile and counters at Prytania.  Attached are copies from Atrium showing that Rockwood and Spiegle are paid.  They are not..we have not received anything for these.  It is a very unpleasant position to be in. After agreeing to come back to Homestar, we were receiving regular work and payments were coming in so we thought everything was ok.  Now that we had spent so much time focusing on the assignments from you guys, we had to turn down some other opportunities.  Now here we are not being paid as a NET 15 vendor which we had to pay $550 to obtain, we aren’t being paid NET 30, not NET 45, heck not even NET 60.  This is extremely unfair, not to mention the personal struggles it has cost.  Does anyone really survive too well or too long with NO income coming in?

Dear Vendor:

We are continuing to make progress in our efforts to collect $6,800,000 of receivables and have started to receive

partial payments. These payments are in turn used to pay you, our vendors. We cannot pay everyone at once and ask for your continued patience.

Your understanding in this matter is greatly appreciated. We apologize for the inconvenience.

We are additionally in contact with several law firms currently suing HomeStar Property Services for doing what NAMFS Regime Offenders do best: Refusing To Pay Contractors What They Are Owed. One of the law firms, down in Texas, was dumbfounded when they reached out to HomeStar to discuss Terms. “These people have lost their minds! They stonewalled over twenty five thousand dollars! I mean this is a slam dunk, but usually we always just settle the cases. They are going to court not because they do not owe the money, but to by time!” The lawyer stated further, “I found your website by Googling HomeStar. I really appreciate you taking the time to speak with me and look forward to the documents!”

I mean, there you have it. Virtually the entire NAMFS Regime Offendership (oops, I meant Membership) List is now associated with Foreclosurepedia. Not just by text search, but by images as well. The Images are the most powerful for back end Search Engine Optimization (SEO).

We are going to get a pile more out on HomeStar over the weekend. The reality is that if you are a Contractor ignorant enough to be working for these NAMFS Regime Offenders, you need to get out IMMEDIATELY! HomeStar Property Services is today what 24 Asset Management will be very, very soon if they do not get rid of Lee Mertins & Co. Or, on the other hand, Mertins & Co. may be the one with the wedding ring on the appropriate finger (Brian Nesbit would be jealous in my opinion). Just sayin’ ……………………

Before You Go ...

Foreclosurepedia exists because readers, workers, and advocates understand that protecting Labor in the mortgage field services industry requires independence, persistence, and resources. We do not answer to servicers, hedge funds, or corporate trade groups; our accountability is to the Field Service Technicians, Inspectors and administrative personnel whose livelihoods are too often treated as expendable. Donations are what allow us to investigate quietly buried contract changes, expose abusive labor practices, and publish work that would otherwise never see the light of day. Every contribution helps keep our reporting free from industry pressure and focused squarely on defending labor standards, fair pay, and basic dignity in the foreclosure ecosystem. If you believe this work matters, your support is not symbolic—it is the reason Foreclosurepedia can continue to stand between Labor and a system that routinely exploits it.
